If the existing roof is dry underneath, drains, and the seams are intact or repairable, restoration is the better buy. If the insulation or deck is wet, or the roof has been coated before and is failing, torch-down replacement is the honest answer. A core cut or moisture check settles it.
Every seam, vent, curb and pipe gets a bed of elastomeric mastic, polyester mesh pressed into it, and a second coat of mastic over the top, before any primer or silicone. Those white stripes are what keep the roof from opening at the seams. It is the slow part of the job and the part that decides whether the coating holds.

Our workmanship warranty covers the restored section and the flashings we install, in writing on the estimate. Resealing of existing flashings elsewhere on a roof is maintenance work and is called out separately so there is no confusion about what is covered.
