By the job, not the square foot. Most of our repairs land in three bands — minor (~$400–$900), standard (~$900–$2,500), and larger (~$2,500–$6,000), with about 15% added for two-story access. The Repair tab on the calculator walks you through it. One honest caveat: a leak has to be diagnosed on the roof, because the ceiling stain rarely sits under the actual hole.
