Board-ready proposals & reports Phased work, occupied buildings Licensed, bonded & insured

How we work with communities:

  • Condition assessment first — every building, photo-documented, one report.
  • A phased plan that matches your reserves: what's urgent now, what can wait, what it costs.
  • Work scheduled around residents — notices, protected walkways, daily cleanup.

HOA & Multifamily Services

Built for Communities and Portfolios.

From a single leaking unit to a phased community-wide re-roof — one contractor, one point of contact, consistent documentation.

Phased Re-Roofing

Community-wide replacement broken into phases that match reserve funding — building by building, with tenants in place and disruption minimized.

Leak Response

When a resident reports a leak, you need it handled and documented. We diagnose, repair, and send the photo report that closes the work order.

Preventive Maintenance

Scheduled inspections and minor repairs across the community — fewer emergency calls, longer roof life, predictable line items for the budget.

Condition Reports for Reserves

Remaining-life assessments per building — real numbers your reserve study and capital plan can stand on, instead of guesses.

Flat & Low-Slope Sections

Torch-applied modified bitumen and waterproof deck systems for the flat roofs, walkways, and balcony decks that multifamily properties always have — the same low-slope systems we install on commercial roofing projects. And when a deck needs framing repair before it can be waterproofed, NRG also holds general building (B #1059515) and electrical (C-10 #1052468) licenses — so that work stays with one contractor.

Insurance & Restoration Work

Storm damage and insurance-scope roofing handled with the documentation adjusters expect — we regularly work alongside restoration contractors.

For Boards & Property Managers

Decisions Are Easy When the Report Is Good.

Boards don't approve vague proposals, and property managers can't defend them. Every NRG assessment comes back with photos, a clear scope, per-building pricing, and an honest repair-vs-replace recommendation — the packet you can forward straight to the board.

Per-BuildingScopes & Pricing

HOA & Multifamily FAQ

What Boards & Managers Ask.

Can you phase a large re-roof across budget years?+

Yes — that's the normal way communities do it. We prioritize buildings by condition, price each phase separately, and hold a consistent spec across phases so the community ends up with one uniform roof system, not a patchwork.

How do you handle residents during work?+

Advance notice to affected units, protected entries and walkways, no blocked parking without coordination, and daily cleanup with magnetic nail sweeps. The property manager gets a schedule before we start and updates as phases complete.

Can you support our reserve study?+

Yes. Our roof condition reports include remaining-life estimates per building, which slot directly into reserve studies and capital plans — and give the board a defensible basis for assessments.

Will you bid against our current roofer?+

Of course. Boards should get competitive bids on major work. Our bids come from measured takeoffs with the scope spelled out line by line, so you can compare apples to apples.
