Flat roof silicone restoration · Malibu, CA · September 2026Before the coating goes on, every seam, vent and curb gets a three-course treatment: a bed of elastomeric mastic, polyester mesh pressed into it, and a second coat over the top. Those white stripes are what keep a restored roof from opening up at the seams. Then primer, then two coats of silicone. This ocean-front flat roof also had a skylight built with no cricket, so we fabricated an aluminum flashing to divert the water around it.

A flat roof that is sound but tired does not need to be torn off. A silicone system over properly prepared seams adds years at a fraction of the cost.
