No spam, no pressure. Just a straight answer about your roof.

The Condition Report

A Documented Answer, Not a Verbal Opinion.

Every inspection produces a written condition report you can hand to the other side of the transaction: findings, photos, and a remaining-life estimate.

Photo Documentation

Every finding is photographed, the sound areas and the problems alike, so nobody in the transaction has to take anyone's word for it.

Remaining-Life Estimate

A straight professional read on how much serviceable life the roof reasonably has left: the answer buyers, agents, and lenders actually ask for.

Sound vs. Needs Attention

The report separates what's performing from what needs work, so a small flashing issue doesn't get negotiated like a full replacement.

Flashings, Penetrations & Drainage

Chimneys, skylights, vents, valleys, and drainage paths: the places roofs actually fail get checked, not just the field shingles.

Flat & Low-Slope Sections

Torch-down and low-slope roofing is a specialty: seams, ponding areas, and terminations are inspected with the same rigor as sloped sections.

Certification Where It Qualifies

If the inspection shows the roof is in watertight, serviceable condition, a written certification can be issued. If it isn't, you'll know exactly why, with photos.

Who It Serves

Every Side of the Transaction Needs the Same Thing: Facts.

Home Buyers

Know what you're buying before your contingency period closes. The report tells you whether the roof is a non-issue, a repair negotiation, or a real cost, while you can still act on it.

Home Sellers

Small roof issues found early are repairs; found during the buyer's inspection, they become renegotiations. Get the report first, fix the honest items, and list with the answer in hand.

Realtors & Escrow Officers

A documented answer both sides can rely on: photos, findings, and a remaining-life estimate from a licensed C-39 roofing contractor, instead of a verbal opinion that unravels at the closing table.

If It Doesn't Pass

The Repair-Then-Certify Path.

A roof that doesn't qualify as it sits isn't a dead deal; it's a defined scope of work with a firm price attached.

01

Inspect & Document

We walk the roof and put its condition in writing: photos, findings, a remaining-life estimate, and a clear split between what's sound and what needs attention.

02

Firm Written Repair Bid

If the roof doesn't qualify as it sits, you get a firm written bid for exactly the repairs it takes, scoped and priced, not a vague allowance or a padded replacement pitch.

03

Repair, Then Certify

Our own crews perform the work under our written 5-year workmanship guarantee. Once the roof qualifies, the certification can be issued.

Escrow FAQ

What Buyers, Sellers & Agents Ask Us.

What's the difference between a roof inspection and a roof certification?+

An inspection produces the condition report: photo documentation, what's sound, what needs attention, and a remaining-life estimate. A certification is a written statement, issued after the roof passes inspection, that it's in watertight, serviceable condition. Not every roof qualifies as-is; when one doesn't, the report comes with a firm written repair bid for what it would take.

How fast can you turn the report around? We're on an escrow timeline.+

Tell us your contingency and closing dates when you call or submit the form, and we'll tell you straight away whether we can meet them; we don't sit on inspection requests. We're based in Ventura, so most of the county is a short drive.

Do you inspect flat and low-slope roofs?+

Yes. Torch-down modified bitumen and other flat and low-slope roofing is a specialty, and it's common on Ventura County homes. We inspect seams, ponding areas, drainage, and terminations the same way we inspect sloped roofs.

Are you licensed to do this?+

Yes. NRG Roofing holds CSLB roofing license C-39 #1156853 and is licensed, bonded, and insured. You can verify the license yourself at cslb.ca.gov; we'd rather you check than take our word for it.

What happens if the roof fails the inspection?+

You get a firm written repair bid for exactly what's needed. No scare numbers. If you have the work done, our own crews perform it under our written 5-year workmanship guarantee, and once the roof qualifies, the certification can be issued. Either way, the transaction gets a documented answer it can move on.
